Construction goes vertical for 157 apartments near USC

Seven months after the start of work in University Parkvertical construction intensifies at the site of a mixed-use development on the former site of a Grinder restaurant just north of USC.

Figueroa Hubwhich is being developed as a joint venture between Amplify Development Co. and Central spaceswill eventually consist of a seven-story building at 28th and Figueroa streets, featuring 157 apartments above 5,128 square feet of ground-floor retail and semi-subterranean parking.

Approved plans are based on Transit-Oriented Community Development Incentives to allow for a larger and denser building than allowed by zoning rules. In exchange for additional floor space, developers are required to reserve 18 of the proposed studio, one, two, three, four and five bedroom units as very social housing with restriction of act. Seven additional apartments will also be voluntarily reserved as workforce accommodation.

Amplify and Core Spaces are also behind a similar mixed-use project is now completing construction at the intersection of 38th and Figueroa streets. Both are expected to accommodate students attending nearby universities such as USC.
