Soon a medical park for residents of New Bern
An 8-acre medical park is the next step in business development at Carolina Colors, with final plans being reviewed by the city.
The site has already aroused the interest of potential tenants and owners. The medical park will be located at the front of the community, adjacent to the future Hudson Apartments off Waterscape Way.
The park will be developed by Swain & Associates, which has managed Carolina Colors’ current commercial and multi-family developments, including the Harris Teeter shopping center, which will soon see new tenants.
If all goes according to plan, they will launch the project in early 2022, with the first phase scheduled to be completed at the end of the year or early 2023.
It will provide New Bern residents on the James City side of the bridge with a convenient, one-stop location for all of their medical needs.
âOne of the main reasons we hope to be successful is that we are filling a real need for medical services on our side of town. Our development will create a modern campus where suppliers can come together, potentially own their own building and be part of a cohesive first-class development, âsaid Jason Swain, of Swain & Associates.
He hopes the campus will be a regional hub for medical providers wishing to serve the Morehead, Havelock and New Bern areas.
The services of the new park will also benefit future residents of The Viridian, a new retirement home under construction and also at the front of the neighborhood.

Carolina Colors’ current retail space is rental only, but the medical park will allow businesses to choose between owning their own space or renting.
Swain said many medical users find that the most successful business models come when they own their space.
The land has the potential for several office buildings, although their configuration will ultimately depend on demand, Swain said.
âWe are fortunate to have generated a lot of interest from all parts of the medical and dental community. We think there will be a wide range of providers in the park, âsaid Swain.
The team will soon be able to announce several users who will be the first establishments in the park.
Although Carolina Colors is one of the largest communities in New Bern, it is only half developed. As the community grows, it embodies the âlive, work, playâ lifestyle, which is becoming increasingly popular, Swain said.
“We are proud that as we develop the phases of the commercial part of the project, residents on our side of New Bern have excellent options for housing, shopping and medical care,” said Swain.
