Whitehall industrial building recently sold for over $34m to accommodate new tenant – The Morning Call

A light industrial building in Whitehall Township that was recently sold will soon have a new tenant.

Pianca Packaging LLC will take over 28,000 square feet of the Riverside Business Center at 1139 Lehigh Ave. Buligo Capital Partners announced Monday in a press release from Lee & Associates Commercial Real Estate Services.

Buligo purchased the building from 1788 Holdings LLC in April for $34.65 million.

New Jersey-based Pianca manufactures and supplies custom-designed containers for the foodservice industry, including Applebee’s, Costco, Starbucks Coffee, Publix Super Markets and Wegmans Food Markets. Some of its newer products feature tamper-proof and tough technology.

Lee & Associates said Pianca intends to use the space to open and operate a new facility serving businesses in the surrounding area.

“Pianca Packaging was looking for a new location that could satisfy several important criteria, including the availability of heavy power to power its manufacturing operations, access to major highways including U.S. Route 22, and a strong labor pool. ‘work,’ Brian Knowles of Lee & Associates of Eastern Pennsylvania said in a statement. “The Riverside Business Center emerged as the winner based on the ready availability of space and its central location in an area with a proven industrial user base.”

The 423,900 square foot Riverside Business Center was built in 1910 and spans 34 acres. Other tenants include Pennsylvania Steel Company and Reed City Power Line Supply, which supplies materials and services to the electric utility industry, a Boscov warehouse and Advanced Technology Recycling.
